University of Nevada Las Vegas, UNLV, has become the leading center for training engineers. Hi tech companies have been relocating to the valley throughout the past decade, while UNLV and Community College of Southern Nevada have continued to meet their needs by adding new curriculum and new continuing education courses for their scientists.

Nevada is ranked as the nation's best tax climate&hellipwhile Las Vegas is Number One in job growth and employment/business potential. INC Magazine named Las Vegas as the number one metropolitan area in the country for business. It is the only major western metropolitan area that is wired with all-digital fiber optics by its telephone company. FORTUNE Magazine named Las Vegas as the Number One city nationally for business owners.

Clark County has become a key rail, truck and airplane-shipping hub for the western region of the country, helping to account for the growth of warehouse, storage facilities and industrial/commercial property in the state. Commercial and industrial vacancies are lower than any city in the country, with new businesses relocating to the area each month.

McCarran International Airport is the 5th busiest airport in the country, accommodating more than 90,000 passengers arriving and departing daily. McCarran employs more than 12,000 people and contributes more than $15 billion annually to the local economy. More than 900 flights are serviced each day.

Its cargo center continues to expand due to southern Nevada's position in global commerce. Having opened in 1993, the airport center offers more than 200,000 square feet of warehouse space. The Foreign Trade Zone has designated another 160 acres of land for its expansion.

Other airport include Boulder City, North Las Vegas and the Henderson Executive Airport. The newest addition to that market segment is the Airport Hangar Park, designated for private planes.

Much of the new growth of the Las Vegas valley has been a result of the efforts of the Nevada Development Authority, whose goal has been to diversify southern Nevada's economy. During the past few years, the NDA has attracted more than 80 new non-gaming businesses. The economic base of the Las Vegas valley is quite diversified, and includes many types of financial, warehousing manufacturing, computer and technology companies, in addition to the many jobs generated by the casino and resort communities. Construction jobs have increased dramatically, with the addition of many new luxury high-rise condominium properties and new retail and office developments.

The CLARK COUNTY SCHOOL DISTRICT, the second largest employer in southern Nevada, employs more than 18,000 people. It expects its student population to grow to more than 20,000 students annually and plans to generate more than $350 million per year, funds geared to build more new schools and add teaching staff.

The UNIVERSITY OF NEVADA LAS VEGAS has added a $40 million library among its other expansions. UNLV is one of only 165 universities nationally offering a Law School. The Clark County Community College has doubled its student enrollment over the past 10 years, and has a faculty of more than 300. It offers a new $5 million High Tech Center, features 3 campuses and a new Computer College with 200 computers.

UNLV School of Medicine was established in 1969 and is affiliated with hospitals and clinics throughout southern Nevada. USOM offers programs in family medicine, internal medicine, obstetrics/gynecology, surgery, psychiatry, pediatrics and osteopathic medicine.

Private schools are expanding every year to meet the needs of our growing population. There are more than 20 private schools in the Las Vegas valley, serving kindergarten through high schools.

New hospitals have added to the medical services in the Las Vegas area. Recently, St. Rose Dominican Hospital San Martin Campus, Spring Valley Hospital and Southern Hills Hospital have opened. The new Centennial Hills Hospital will bring the number of full service hospitals in the valley to 15.

Las Vegas is home to many cultural activities and events, including the Las Vegas Art Museum, Nevada Dance Theatre, Nevada Institute for Contemporary Art, Nevada Chamber Orchestra, Nevada Opera Theatre, Nevada Ballet Theatre.

Las Vegas is home to the UNLV Football Team, UNLV Hustlin' Rebels, UNLV Lady Rebels, UNLV Runnin' Rebels and UNLV Volleyball Team. Other sports include the Las Vegas 51's AAA Baseball team, Las Vegas Gladiators Arena Football League, Las Vegas Motor Speedway, Las Vegas Wranglers Hockey, Las Vegas Bowl; Las Vegas is the home of the National Finals Rodeo.

Las Vegas is known as the Entertainment Capital of the world, with its fabulous resorts, casinos and spas. The Las Vegas Strip is adding new and exciting casinos, hotels, high-rise condominiums, condominium/hotels and nightclubs. MGM Mirage has announced its plans to develop the north end of the Las Vegas Strip. Having acquired two major parcels of land, the company has plans to develop a mixed-use development on the scale of its MGM Project City Center. City Center is being built at the south end of The Strip. City Center is a $7.4 billion project with a 4,000 room hotel/casino, high-rise condominium towers, upscale dining, entertainment, shopping and luxury resort. Real estate analysts in Las Vegas anticipate the North Strip to be an exciting addition to the growing marketplace, with Boyd Gaming' Echelon development due to start construction this year.

Downtown Las Vegas has experienced new growth with the renovation of the hotels and the development of high-rise condos offering an urban lifestyle. New government centers have opened in the past 5 years, surrounded by the new downtown redevelopment area. An integral part of the downtown revitalization has been the opening of the World Market Center, which will offer a total of 12 million square feet of market space. The $345 million Building marks another step in the World Market Center's effort to shift the balance of professional furniture trading to Las Vegas. The World Market Center's success has generated significant interest in the development of the World Jewelry Center. Commercial development includes the expansion of the Las Vegas Premium Outlets Mall, completion of the IRS building and construction of the Molaksy Corporate Center. Development is currently under way on the 61-acre Union Park. Expansion and renovation of downtown casinos, including the Golden Nugget, Fitzgeralds and the El Cortez. Establishment of Fremont East, located adjacent to the Fremont Experience. This entertainment district will include an eclectic mix of dining, entertainment venues targeting diverse economic and age groups. Creation of a new Courthouse District in the heart of downtown Las Vegas. Cultivation of incentive programs that help businesses grow and expand, including the3 Tax Increment Financing and the Visual Improvement Programs. Expansion of the Redevelopment Area in order to offer incentives to additional companies within a broader region.

Las Vegas has become a shopping mecca, with fine shops in The Shops in Desert Passage, Via Bellagio, Wynn Esplanada, Mandalay Place, The District at Green Valley Ranch, Fashion Show Mall, The Forum Shops and Grand Canal Shops at the Venetian. Residents and visitors will love the new shopping and entertainment centers that are currently under construction. They are:

SUMMERLIN CENTRE - this new 100 acre community center will include 1.2 million square feet of retail shopping, including four major department store anchors; up to 1.5 million square feet of office and commercial space, a 250 room, 11 story, four star hotel with conference facilities, 5,000 new residences that include single family homes and condominiums with street-level retail stores and restaurants; a central plaza and two Class A office buildings of five stories each, all of which are designed to attract businesses and corporations seeking an environment that combines the best of 2 worlds - both the suburban and urban lifestyles. The "Marketwalk" will offer pedestrial shelter and maximize comfort with outdoor gardens along the paseo. Summerlin Square will host public and civic events and is in the heart of the development.

TOWN SQUARE on the Las Vegas Strip will consist of 22 building, located south of the Strip, with 1.5 million square feet of retail space situated on 117 acres. The development will be completed this year, and will offer visitors and residents a village style shopping, dining and entertainment experience that is the first of its kind in Las Vegas. Town Square will feature 150 shops, 12 restaurants, 350,000 square space of Class A office space, a children's center, outdoor entertainment center featuring concerts, fashion shows and other special events. With access to I-215, Town Square is easily accessible from North Las Vegas, Henderson, McCarran Airport and the Las Vegas Strip.

The residential market continues to expand, with new villages and subdivisions in Summerlin, Lake Las Vegas, Southern Highlands, Mountain's Edge, Henderson, Anthem, MacDonald Ranch, Aliante, Centenniel Hills and other communities.
